The Belgrade MT real estate market update for July 2026 shows a town firmly in transition — from the frantic, multiple-offer conditions of a few years ago to a steadier, more negotiable market that favors prepared buyers without abandoning sellers entirely. If you’re watching Belgrade MT homes for sale, buying in the Gallatin Valley, or thinking about listing your Belgrade property this summer, here’s what the current data actually shows.
Belgrade MT Home Prices: Where Things Stand Right Now
Pricing data varies a bit depending on the source and the mix of homes counted, but the overall picture is consistent. Belgrade’s median and average home values currently fall in a range from roughly $499,000 on the lower end up to about $548,000 on the higher end, depending on whether the measure includes new construction, condos, and acreage properties. Zooming out, that’s a dramatic run-up from the roughly $185,000 median the Gallatin Valley saw back in 2015 — even with prices cooling modestly over the past year.
Several data providers are now showing Belgrade values essentially flat to slightly down year-over-year, in the range of roughly 2% to 5% lower than a year ago, while one closing-price measure actually showed a slight increase. That split is a good summary of the current Belgrade MT housing market: asking prices and value indexes have softened, but homes that are priced correctly are still closing at solid numbers.
By property type, here’s the general breakdown buyers are seeing:
- Single-family homes: roughly $400,000s to $800,000+, the largest share of Belgrade inventory
- Townhomes & condos: upper $300,000s to mid-$400,000s — see our full condos & townhomes guide
- New construction: median around $544,900, with builder pricing from the high $400,000s up to $850,000+ depending on subdivision — full detail in our new construction buyer’s guide
- Acreage & rural: $700,000+ in areas like Springhill and Sypes Canyon

Inventory and Days on Market: A Real Shift for Buyers
The biggest change in the Belgrade MT housing market this year isn’t the price — it’s how long homes are sitting. Belgrade homes are currently spending somewhere in the neighborhood of 90 to 104 days on market on average, compared to closer to 11 to 23 days for homes that go under contract quickest, and roughly 91 days a year ago for the broader pool. That’s a meaningful gap between “hot” listings that move fast and the overall average, which tells you pricing strategy matters more than it has in years.
Supply has grown alongside those longer market times. Recent counts put active Belgrade inventory in the neighborhood of 80 to 90-plus homes at any given point, translating to roughly 3.9 months of supply — solidly in balanced-to-buyer territory rather than the sub-two-month supply that defined the frenzied 2021–2022 stretch. Price reductions have also become a much more routine part of the market: the share of Belgrade listings with a price cut has climbed from roughly 15% to more than 21% over the past year.
Sale-to-list price ratios have softened too. Where Belgrade sellers were once routinely fielding offers above asking, that share has dropped close to zero, and most homes are now closing at or modestly below the original list price. None of this means the market has collapsed — it means leverage has shifted meaningfully toward buyers for the first time in several years.
What’s Driving the Shift
A few forces are behind Belgrade’s more balanced conditions in 2026:
- Mortgage rates have held in the roughly 6.4%–6.9% range through the year, keeping monthly payments elevated even as prices soften, which has moderated buyer demand compared to the ultra-low-rate years.
- New construction supply has expanded significantly. Five active subdivisions — Prescott Ranch, West Post, Ryan Glenn, Meadowlark Ranch, and Landmark — are currently building in Belgrade, adding steady new inventory and giving buyers builder incentives like rate buydowns and closing cost credits that weren’t common a few years ago.
- Regional inventory growth. The broader Bozeman market has seen similar dynamics, with hundreds of active listings and extended days on market across Gallatin County. See the full picture in our Bozeman Real Estate Market Update.
- Seasonal timing. February through July is historically the strongest stretch for Belgrade buyer activity, and this summer is no exception — it’s simply meeting a larger, more patient buyer pool than in past years.

Belgrade vs. Bozeman: The Value Gap Is Still Real
Even with Belgrade prices cooling, the value gap between Belgrade and its larger neighbor hasn’t disappeared. Bozeman’s median single-family price is currently running around $665,000–$715,000, with condos averaging closer to $520,000 — well above comparable Belgrade product. Overall cost of living in Belgrade still runs roughly 8–10% below Bozeman, with housing accounting for most of that difference. That gap is a big part of why Belgrade continues to attract Bozeman-priced-out buyers, remote workers near Bozeman Yellowstone International Airport, and families looking for newer construction and larger lots without leaving the Gallatin Valley job market and school radius.
Neighborhoods, Schools, and Lifestyle Still Matter
Price and inventory numbers only tell part of the story. Buyers relocating to Belgrade are also weighing school quality, neighborhood character, and day-to-day lifestyle — all of which remain strong selling points even in a softer pricing environment:

What This Means for Belgrade Buyers
- You have room to negotiate. With homes averaging 90+ days on market and price reductions now common, buyers can reasonably ask for repairs, credits, or price adjustments that would have been unthinkable in 2021–2022.
- New construction is worth a serious look. Builder incentives across Belgrade’s five active subdivisions are more generous than in recent years — see our new construction guide for subdivision-by-subdivision pricing.
- Condos and townhomes remain the most accessible entry point into Belgrade and the broader Gallatin Valley real estate market — full breakdown in our condos & townhomes guide.
- Rates matter more than headlines. With mortgage rates holding in the 6.4%–6.9% range, getting pre-approved and understanding your real monthly payment matters more than chasing the “perfect” market moment.
- Pricing accuracy is everything. The gap between homes that sell in under two weeks and the 90+ day average almost always comes down to initial list price. Overpriced listings are sitting; well-priced ones are still moving.
- Expect more negotiation. With sale-to-list ratios softening, be prepared for offers below asking and requests for concessions rather than the bidding wars of past years.
- Presentation counts more in a buyer’s market. With more competing inventory — including new construction with builder warranties — resale sellers benefit from strong staging, updated photography, and addressing deferred maintenance before listing.
- Timing still helps. February through July remains the strongest seasonal window for Belgrade sellers, so listing now still puts you in front of the year’s largest buyer pool.

The Bottom Line
The Belgrade MT real estate market update for July 2026 points to a town in a healthy correction, not a downturn — expanded inventory, longer days on market, and more price flexibility, but still supported by strong underlying demand, new construction growth, and a lasting value advantage over Bozeman. Whether you’re buying your first Belgrade home, comparing resale to new construction, or thinking about listing this summer, understanding these local numbers — not just national headlines — is what leads to a smart move in the Gallatin Valley.
