The Median Home Price in Three Forks MT Right Now
Here’s where Three Forks MT home prices stand in November 2026:
- Median sold price (realtor.com): $548,418
- Median list price (realtor.com): $599,000
- Median list price per square foot (realtor.com): $325
- Median days on market (realtor.com): 63
- Median sales price, all residential, August 2026 (Big Sky MLS): $549,500
- Single-family median, August 2026 vs. August 2025 (Big Sky MLS): $549,000 vs. $547,500
The realtor.com sold median and the Big Sky MLS median land within about $1,100 of each other. When two independent sources agree that closely, you can trust that the typical Three Forks home is selling for around $548,000 to $550,000.
Market statistics and data referenced in this article are sourced from realtor.com and Big Sky MLS. Figures are subject to change and should be independently verified for time-sensitive decisions.

Why the List Price and Sold Price Don’t Match
The roughly $50,000 gap between the median list price ($599,000) and the median sold price ($548,418) is the most useful number in this report. Many Three Forks sellers are still pricing from the spring market, while buyers are paying closer to $550,000.
Keep in mind that these two medians describe different groups of homes. The list median reflects what’s on the market today, including larger acreage properties that tend to sit longer. The sold median reflects what has actually closed. The direction of the gap still tells you something real: price reductions, repair credits, and seller-paid rate buydowns are common in Three Forks right now.
Asking prices have also come down. The median list price was close to $619,000 when we published our Living in Three Forks, MT guide earlier this year, and has since eased to $599,000. That’s a correction, not a collapse. For the full fall picture, see our Three Forks, MT Real Estate Market Report 2026.
Why Zillow Estimates Miss Three Forks Home Prices
Montana is a non-disclosure state. Sale prices aren’t recorded in public records the way they are in most of the country. As Montana Free Press explains, even the state revenue department works from confidential transfer documents rather than published sale prices. The most reliable closed-sale data lives in the Big Sky MLS.
Three Forks is also a small market. Big Sky MLS recorded only six Three Forks home sales in August 2026. With so few sales, one riverfront ranch or one entry-level home can move the monthly median by tens of thousands of dollars. That’s why national algorithms often get Three Forks wrong, and why a free home value estimate based on actual MLS comparables is a better starting point if you’re thinking about selling.
Three Forks MT Home Prices by Property Type
The median home price in Three Forks MT covers a wide mix of properties. Here’s how the market breaks down.
In-town homes. Older single-family homes near Main Street and the school campus are the most affordable way into Three Forks. Entry-level homes still appear under $400,000, and families can walk to school and downtown. If schools matter to you, read our Three Forks MT Schools Guide before choosing a street.
Subdivision homes. Newer neighborhoods like Wheatland Meadows, Village at Elk Ridge, and West Side Trails usually price near or slightly above the town median. Buyers get newer construction, attached garages, and mountain views.
Acreage and horse properties. Rolling Glen Ranch and Ponderosa Pines offer larger lots with room for shops, barns, and livestock. These properties push the list median up and tend to take longer to sell.
Established in-town neighborhoods. Areas like Buttelman’s Addition offer older homes on traditional town lots, often the lowest price per square foot in Three Forks. You can compare all of them on our Three Forks neighborhoods page.

What $325 Per Square Foot Buys in Three Forks
Price per square foot is a simple way to compare homes of different sizes. At the realtor.com median of $325 per square foot:
- A 1,400-square-foot in-town home works out to about $455,000
- An 1,800-square-foot subdivision home works out to about $585,000
- A 2,400-square-foot family home works out to about $780,000
Location, lot size, age, and outbuildings change these numbers a lot. A home on acreage near the Jefferson River will sell well above $325 per square foot, while an older in-town home that needs work may sell well below it.
How Much Do You Need to Afford the Median Home Price in Three Forks MT?
Using the $548,418 median sold price as an example, a buyer putting 20% down ($109,700) would borrow about $438,700. At a 6.5% 30-year fixed rate, principal and interest come to roughly $2,770 a month, before property taxes, insurance, and any HOA dues. This is an illustration, not a loan quote. Rates and loan programs change weekly.
Rates have been in the mid-6% range for most of 2026. Our Bozeman Mortgage Rates 2026 guide explains how seller-paid buydowns can lower your payment. First-time buyers should also look at financing and down payment assistance programs available in the Gallatin Valley. Three Forks MT Land Prices
Three Forks is still one of the few places in the Gallatin Valley where buildable acreage is within reach. Realtor.com currently shows 10-acre rural parcels outside town listed between roughly $65,000 and $99,000. Land with river access, mountain views, or existing wells and power costs considerably more.
Before buying land, confirm well and septic feasibility, legal road access, winter plowing, covenants, and water rights. Our Three Forks MT homes for sale page includes a full acreage checklist. Rules also differ once you’re past city limits, which we explain in Buying a Home Outside Bozeman City Limits.

How the Median Home Price in Three Forks MT Compares to the Gallatin Valley

What Supports Three Forks MT Home Prices Long Term
A softer fall market doesn’t change why buyers keep choosing Three Forks.
The Bozeman price gap. Buyers priced out of Bozeman can get more square footage and land in Three Forks for the same budget.
River access. Missouri Headwaters State Park, where the Jefferson, Madison, and Gallatin Rivers form the Missouri, is minutes from town. Our Headwaters of the Missouri River guide covers riverfront real estate in the area.
A year-round economy. Industrial employers in and around Three Forks give the town steady jobs that don’t depend on tourism.
Small-town lifestyle. Main Street, the historic Sacajawea Hotel, and nearby state parks give the town real character. Our Ultimate Three Forks Montana Travel Guide shows what weekends here look like.

What the Median Home Price in Three Forks MT Means for Buyers and Sellers
For buyers: November is a good time to negotiate. With a 63-day median time on market and sold prices well below asking, it’s reasonable to ask for price reductions, closing-cost help, or rate buydowns, especially on listings that have been active for 60 days or more. Fewer buyers shop between now and February, so you’ll face less competition. If you’re relocating, start with our Moving to Three Forks, Montana guide.
For sellers: Price to what homes are selling for, not what’s listed. Homes priced from spring comparables are sitting, and a stale listing usually ends up with bigger cuts later. If you don’t need to move this winter, use the next few months to prepare for a February or March listing, when the largest pool of buyers returns. If you do need to sell now, buyers who shop in the off-season tend to be serious.

Three Forks MT Home Price Outlook for Winter 2026–2027
Expect Three Forks MT home prices to stay fairly flat through winter. Listing volume will thin, days on market may stretch, and motivated sellers will keep offering concessions. Three things will shape spring 2027: mortgage rates, how far Bozeman stays above Three Forks on price, and how much new construction and land comes to market. The long-term case for Three Forks hasn’t changed: river access, small-town character, and some of the best value for land in the Southwest Montana real estate market.
