Ennis MT Real Estate Market Report: Fall 2026

By Jean White & Britney White, REALTORS® | Berkshire Hathaway HomeServices Montana Properties | BozemanRealEstate.com

The Ennis MT real estate market is heading into winter 2026 in a different place than it started the year. Spring brought a wave of new listings and long marketing times. This fall, inventory has thinned, the homes still on the market are priced higher, and properties are selling faster than they were six months ago. If you’re thinking about buying or selling in Ennis or anywhere in the Madison Valley, this report covers the latest numbers, what’s driving them, and what we’re telling our own clients right now.

Ennis MT Real Estate Market at a Glance: Fall 2026

Here’s a snapshot of where the Ennis MT real estate market stands as of late October 2026:

  • Median list price (in-town Ennis, Big Sky Country MLS, Oct. 19, 2026): $855,000
  • Active listings in the Ennis snapshot: 36
  • Average days on market: 135
  • Average price per square foot: about $429
  • Madison County median listing price (realtor.com, September 2026): about $999,000, the highest of any county in Montana

Market statistics and data referenced in this article are sourced from realtor.com and Big Sky MLS. Figures are subject to change and should be independently verified for time-sensitive decisions.

How Ennis MT Home Prices Have Moved in 2026

Ennis MT home prices have climbed steadily over the past year. The listing data tells a consistent story:

  • December 2025 (realtor.com): 94 homes for sale, a median list price of $697,000, about $424 per square foot, and a median of 175 days on market.
  • Spring 2026 (realtor.com): median listing price around $729,000, with roughly 128 Ennis properties for sale.
  • April 2026 (Big Sky Country MLS): median sale price of $785,000, up about 5.4% year over year, with active listings more than doubling from the prior spring.
  • October 2026 (Big Sky Country MLS snapshot): median list price of $855,000 across 36 active in-town listings.

These figures come from different reports, so treat the trend as directional rather than exact. The pattern is still clear. Ennis pricing has held firm and moved higher, even as Bozeman and other Gallatin Valley markets saw more price cuts this year. For comparison, see our analysis of whether home prices are dropping in Bozeman.

Why Madison County Leads Montana in Listing Prices

In September 2026, Madison County posted the highest median listing price in Montana, at about $999,000. That beat Gallatin County at about $897,000, according to a recent Montana Legislative Fiscal Division report covered by Belgrade News.

Keep in mind that Madison County includes the Yellowstone Club and western Big Sky, which pull the county median far above what a typical Ennis buyer pays. Ennis itself remains more attainable than its county numbers suggest. Buyers comparing the two markets should also read our Big Sky Real Estate Market Update.

Inventory in the Ennis MT Real Estate Market

Inventory is the biggest change in the Ennis MT real estate market this fall. In spring 2026, active listings had more than doubled from the year before, giving buyers more choice than they’d seen in years. By mid-October, the in-town Ennis snapshot had fallen to 36 active listings.

Part of that drop is seasonal. Many Madison Valley sellers list in spring and early summer, when the river is fishing well and the valley looks its best. Once hunting season starts and the first snow arrives, fewer new listings come on. Some spring listings also sold through summer, and some sellers who didn’t get their price pulled their homes off the market.

Days on Market Are Shortening

Average days on market in the October snapshot was about 135 days. That compares with about 175 to 178 days earlier in the year. Homes still take longer to sell in Ennis than in Bozeman, which is normal for a small, recreation-driven market. Still, well-priced homes are moving faster than they were in the spring.

Homes for Sale in Ennis MT by Price Range

Here’s what buyers are seeing in active homes for sale in Ennis MT this fall:

  • Under $500,000: mostly bare land, small lots, and the occasional older in-town home or cabin. Bare and lightly improved lots of 1 to 10 acres have been listing from roughly $145,000 to $350,000.
  • $500,000 to $800,000: newer townhomes and condos near downtown, in-town single-family homes, and some homes on smaller acreage. New-construction three-bedroom homes have been listing around $800,000.
  • $800,000 to $1.2 million: homes on 5 to 20 acres with mountain views, airpark properties, and homes in subdivisions like Pronghorn Meadows and Shining Mountain.
  • $1.2 million and up: Madison River frontage, larger ranches, and custom homes on significant acreage.

Ennis Montana Land for Sale: What Acreage Costs Now

Ennis has some of the most active land markets in Madison County, and land is a big part of what makes the Madison Valley real estate market unique. Buyers come here for space, views, and room for horses that’s hard to find closer to Bozeman.

Current pricing breaks down roughly like this:

  • 1 to 10 acres (bare or lightly improved): about $145,000 to $350,000
  • Functional homes on 5 to 7 acres: commonly listed between about $597,000 and $975,000
  • Larger parcels and ranches: priced case by case, with water rights, river access, and views driving most of the value

Before buying Ennis Montana land for sale, confirm well depth and water availability, septic suitability, road maintenance agreements, and covenants. If you’re weighing a property along the river, our guides to Madison River real estate and Montana riverfront property for sale cover what to check. For general rural-buying advice, see Buying a Home Outside Bozeman City Limits. Most of it applies directly to the Madison Valley.

What’s Driving the Madison Valley Real Estate Market

Several forces shape the Madison Valley real estate market this fall:

Recreation demand. The Madison River is one of the best-known trout rivers in the country, and Ennis sits right on it. Fishing, hunting, and easy access to Ennis Lake keep second-home and retirement buyers coming. See Fly Fishing in Ennis MT and Things to Do in Ennis, Montana for the lifestyle side.

Value compared with Bozeman and Big Sky. Ennis is about an hour from Bozeman and offers more land for the money. Buyers priced out of the Gallatin Valley often look here next.

Remote work and retirement. Many Ennis buyers aren’t commuting daily. That makes the town’s distance from Bozeman less of a barrier than it was a decade ago.

Limited buildable land in town. Infrastructure and topography limit new in-town development, which helps support prices for existing in-town homes.

Is Now a Good Time to Buy in the Ennis MT Real Estate Market?

For buyers, fall and early winter can be one of the best windows in the Ennis MT real estate market:

  • Less competition. Fewer buyers are touring homes once hunting season starts and the weather turns.
  • Motivated sellers. Homes that have been on the market since spring often have sellers ready to negotiate on price, closing costs, or timing.
  • Better leverage on long-DOM listings. With average days on market still above four months, buyers can often negotiate more on properties that have sat.

The trade-off is selection. With fewer listings, you may need to act quickly when the right home comes up. Set up new listing alerts so you see Ennis properties the day they hit the market. Also review current financing conditions in our Bozeman Mortgage Rates guide.

Selling in the Ennis MT Real Estate Market This Winter

For sellers, lower inventory works in your favor, but pricing is everything. Buyers in Ennis are deliberate. They compare closely and walk away from homes that feel overpriced. The homes selling fastest this fall share three traits:

  1. Priced to recent sales, not to the most optimistic list price in the neighborhood
  2. Winter-ready presentation, including plowed access, clear photos of mountain views, and summer photos showing the property in season
  3. Clear documentation on wells, septic, water rights, and road agreements, which rural buyers and their lenders will ask for

Ennis MT Real Estate Market Outlook for 2027

Looking ahead, we expect the Ennis MT real estate market to stay relatively stable through winter, with new listings picking up again in spring 2027. A few things to watch:

  • Spring inventory: If listings jump again as they did in 2026, buyers will regain negotiating room.
  • Interest rates: Lower rates would bring more Bozeman-area and out-of-state buyers into the Madison Valley.
  • Land prices: Demand for acreage under 20 acres remains strong, and we expect well-located parcels to hold their value.

Frequently Asked Questions About the Ennis MT Real Estate Market

What is the median home price in Ennis, MT right now?

As of mid-October 2026, the median list price for in-town Ennis listings in Big Sky Country MLS was about $855,000. Earlier in 2026, realtor.com showed a median listing price around $729,000. The difference reflects both rising prices and a smaller, higher-priced mix of homes still on the market this fall.

Are home prices dropping in Ennis, Montana?

No. Ennis MT home prices have held steady to slightly higher through 2026. Big Sky Country MLS data showed the spring median sale price up about 5.4% year over year. Some individual listings have seen price reductions, especially those on the market since spring.

How long do homes take to sell in Ennis, MT?

Average days on market in the October 2026 snapshot was about 135 days, down from roughly 175 days earlier in the year. Ennis homes generally take longer to sell than Bozeman homes because the buyer pool is smaller and more recreation-driven.

Why is Madison County the most expensive county in Montana?

Madison County includes the Yellowstone Club and part of Big Sky, where many homes sell for several million dollars. That pushes the county’s median listing price to about $999,000, the highest in Montana. Ennis itself is more moderately priced than the county figure suggests.

How much does land cost near Ennis, MT?

Bare or lightly improved lots of 1 to 10 acres near Ennis have recently listed between about $145,000 and $350,000. Homes on 5 to 7 acres commonly list between about $597,000 and $975,000. River frontage and larger ranches sell at significant premiums.

Is fall or winter a good time to buy a home in Ennis?

Often, yes. Fewer buyers are shopping, and sellers who listed in spring may be more willing to negotiate. The trade-off is a smaller selection, so it helps to set up listing alerts and be ready to move quickly.

How far is Ennis from Bozeman?

Ennis is roughly an hour’s drive from Bozeman, depending on route and road conditions. Many Ennis residents make the trip for shopping, medical care, and flights out of Bozeman Yellowstone International Airport.
